Medford Reviewing Eight Proposals for Wellington Station Air-Rights Development

Concept proposals from development groups show potential for mixed-use development of air rights over 28 acres of MBTA-owned land

 



(MEDFORD)—The City has received eight proposals from highly qualified developers to a Request for Information (RFI) released in September for city-controlled air rights over approximately 28 acres of MBTA-owned land at Wellington Station.

 

The following developers responded to express their interest in the opportunity and share preliminary concepts for redevelopment of the site:

 

  • Able Company
  • Greystar Real Estate Partners
  • HYM
  • New England Development
  • Preotle Lane and Associates
  • QuakerLane Capital
  • RISE Together
  • The Davis Companies

 

Ideas shared by respondents centered around redeveloping the area into a transit-oriented mixed-use district with multi-family residential, hotels, and commercial office, and an abundance of publicly accessible open space. The proposals also highlighted unique features of the site, such as extensive waterfront access, location on the burgeoning Orange line corridor, and uninterrupted views of the Boston skyline, as assets that make it one of the premier redevelopment opportunities in the metro region.

 

The site over which the air-rights exist is currently a mix of commuter parking, the Wellington MBTA station, and rail operations facilities. The MBTA has publicly shared plans for a future electric bus maintenance facility on the portion of the site currently used for commuter parking. As the air-rights redevelopment project continues, the City will look to partner with the MBTA and to align priorities and ensure that this critical redevelopment opportunity achieves its maximum potential.

 

“We are thrilled by the responses to the RFI,” Mayor Lungo-Koehn said. “I think this proves that Wellington Station has the potential to be a destination for residents and visitors to live, work, and enjoy, instead of being used solely as a giant parking lot for buses and trains. I’m focused on seizing this opportunity to boost our City’s commercial tax base and create much needed transit-oriented housing and development.”

 

The City is currently in the process of evaluating the responses and expects to release them for public review once that process is complete. Information gathered from the responses will inform a future Request for Proposals and any additional planning that is necessary to act on the air rights.

 

The City has hired real estate firm Cushman and Wakefield to assist with the administration of the RFI and evaluation of responses. The RFI can be found here and on the City of Medford’s website (www.medfordma.org) under the Department of Planning, Development and Sustainability.
