Applicant and Owner, Legacy Construction is petitioning for a variance from the Chapter 94 – City of Medford Zoning 


Ordinance to construct a four story addition to an existing one story non-conforming structure to create a five story mixed use structure consisting of 55 residential dwelling units on floors 2 through 5, along with commercial space on the first floor, thereby creating a multiple dwelling (allowed use) with insufficient lot area, front setback, both side setbacks, rear yard setback, usable area; off-street parking spaces; setback of parking spaces from structure and front lot line; off-street loading spaces. This project exceeds the maximum allowed lot coverage and maximum allowed width of entrance drive at the street line in a residential district. This project requires a finding for the extension of a pre-existing non-conforming structure other than a one or two-family dwelling. The adjacent lot, formerly 87 Medford Street, will be used as an off-street parking area requiring a special permit. This project is also subject to Site Plan Review and Linkage Fees.
